SWANZEY, N.H. (MyKeeneNow)  A growing apartment community in Swanzey is taking a different approach to rental living, with an emphasis on creating connections among residents as the property expands.

Orchard Overlook Apartments, located at 3 Orchard Lane, has grown from roughly 40 percent occupied in June to nearly 90 percent, according to Property Manager Bethany Ratliff. The community currently has 104 apartments, with another 104 under construction that will eventually bring the development to 208 homes.

For Ratliff, that growth is about more than simply leasing apartments.

She said the management team wants Orchard Overlook to have the feel of a neighborhood, where residents have opportunities to meet one another, participate in activities and develop a sense of belonging.

That philosophy also influences how the property team approaches resident service. Ratliff said managing an apartment community requires a different kind of customer service because residents are returning to their homes at the end of the day. She emphasized the importance of empathy, responsiveness and a maintenance team that knows the property and its residents.

The effort appears to be fostering connections among residents from a variety of backgrounds. Ratliff described gatherings where residents who might not otherwise cross paths have come together for games and social activities.

The goal, she said, is to create a community residents enjoy enough that they are comfortable recommending it to friends and encouraging others to move in.

Apartments Designed for Comfort

The apartments at Orchard Overlook combine modern finishes with features intended for everyday convenience.

The property offers studio, one-bedroom and two-bedroom floor plans ranging from approximately 810 to 1,131 square feet.

Apartments include nine-foot ceilings, large windows, quartz countertops, custom cabinetry, stainless steel appliances and wood-plank-style flooring. Each unit also has an in-unit washer and dryer.

Storage is another feature of the apartments, with walk-in closets and additional storage areas available. Every apartment also includes private outdoor space, with units offering a patio, deck or balcony.

Amenities Encourage Residents to Get Outside

Residents have access to a variety of recreational and gathering spaces throughout the property.

Amenities include a heated saltwater swimming pool, pickleball court, putting green, outdoor grills and lounge areas. A fitness center provides an additional option for residents looking to exercise without leaving the property.

The community also organizes resident events and activities designed to encourage neighbors to get to know one another.
Looking ahead, Orchard Overlook plans to add another way for residents to connect with the property and each other. A community garden is planned for spring 2027, with individual garden plots expected to be available for residents who want to grow their own vegetables, flowers or other plants.

The combination of shared amenities and organized activities reflects the property’s larger emphasis on creating a residential community rather than simply providing individual rental units.

A Peaceful Setting Near Keene

Orchard Overlook is set back in a wooded area just off Route 32 in Swanzey, while remaining within a short drive of downtown Keene and area restaurants, shopping, entertainment and major highways.

The location offers residents a peaceful setting while keeping many of the Monadnock Region’s amenities nearby.

The property is smoke-free and does not allow pets. Residents pay rent and individually metered utilities. Garages are also available.

As construction continues on the second phase, Ratliff said maintaining the community atmosphere that has developed among the first group of residents will remain a priority.

With the property ultimately expected to include 208 apartments, Orchard Overlook is growing into a substantial residential community — but its management team says the focus remains on making the development feel like a neighborhood where residents know and support one another.
