KEENE, NH – A new workforce housing development is open for applications in Swanzey.
Avanru Development Group listed 42-units on Perry Lane in the Swanzey West Apartments on Monday and leases were being signed as early as Tuesday.
There are one-, two-, and three-bedroom apartments available for those who are eligible under the gross income limits per household. A one-person household is capped at $42,00 per year, a two-person at $48,000, three-person at $54,000, four at $60,000, five at $64,800, and six at $69,600. Rent was projected to be at $1,015 for a one-bedroom, $1,220 for a two-bedroom, and $1,400 for a three-bedroom, all including heat.
Avanru Development CEO Jack Franks told WKBK Tuesday morning that he knew of four leases that were being signed Tuesday in the Swanzey West Apartments, leaving 38 units still available or still in process.
Avanru has several other developments in the area as well, including in Walpole, Hillsborough, and Newport, with a senior housing project in Swanzey coming down the pike as well.
Franks said construction of the 74-unit Senior Housing Development on Route 32 will hopefully begin sometime this summer, following a long approval process.
“We ended up being denied what should have been a very simple special exception,” Franks said of the Swanzey Zoning Board.
Avanru challenged the denial in Superior Court and won, while the ZBA challenged the Superior Court’s ruling in the Supreme Court, which ultimately went in favor of Avanru. The proposal then went through the approval process with the town’s planning board and after several meetings was denied once again.
“They denied us there as well on no basis,” Franks said. “We had council send them a notice of preservation to preserve all documentation, and then their town council wisely had a conversation with their planning board and had a special meeting where they rescinded their denial and gave us approval after nearly four years of fighting with them.”
That development will be constructed on Old Homestead Highway (Route 32) next to the Kingdom Hall of Jehovah’s Witnesses, near the Keene Airport.
