KEENE, N.H. (MyKeeneNow) – The Keene Planning Board is set to revisit a significant redevelopment proposal for the Dinkbee’s Convenience Store site at 510 Washington Str. in a hearing this Monday, Aug. 26.

The plan, submitted by Fieldstone Land Consultants on behalf of owner Rakesh Patel, outlines the demolition of the current 3,345 square-foot building, which dates back to 1970, and the construction of a new 6,256 square-foot structure.

The proposed redevelopment aims to expand the convenience store, add a second retail unit, and remove the existing laundromat, Keen Klean, which has been a staple in the space since the 1990s. The project also includes adding a third fueling station and expanding the canopy over the gas pumps.

During a July 22 public hearing, the planning board unanimously decided to continue its review of the proposal after denying a request to waive the submission of detailed stormwater and drainage data. Despite this denial, board members expressed general support for the project, recognizing its potential positive impact on the Washington Street area.

Owner Rakesh Patel mentioned that he is exploring new locations within Keene to relocate the laundromat and is in search of tenants for the second retail unit, considering options such as a coffee shop or smoke shop. The construction is expected to begin early next year, contingent on the approval of site plans and the completion of financial arrangements.

The planning board’s ongoing review will consider various aspects of the redevelopment, including traffic impact, stormwater management, landscaping, and lighting. The board will also further evaluate the applicant’s requests for waivers from certain land development code requirements, including those related to drainage, light trespass, and parking regulations.
